Miami-Dade County, Florida
The 40 year Recertification Ordinance was initially adopted by the Miami-Dade County Commission in 1975. It was replaced in 2001 by the current law which adopts the Florida Building Code and continues the requirement that buildings in Miami-Dade County after 40 years (and every 10 years thereafter) be recertified by a registered Florida Engineer or Architect for structural and electrical safety. This Ordinance applies to all of unincorporated Miami-Dade County and the incorporated Cities within the County. Single-family homes, duplexes, and minor structures are exempt from this Ordinance.

Broward County, Florida
The 40 year Recertification or Older Building Safety Program was created in 2005 and is now in effect throughout Broward County. Modeled after Miami-Dade County’s program which has been in effect since the 1970’s, Broward’s program calls for structural and electrical safety inspections for buildings 40 years old or older, and every ten years thereafter. Exempt from this program are: one- and two-family dwellings, U.S. government buildings, schools under the jurisdiction of the Broward County School Board, buildings built on Indian reservations, and all buildings under 3,500 square feet in area.
